Signage

+ Does the SouthPark Owners Association require approval before signs can be installed?

The SouthPark Owners Association has a set of Development Guidelines that govern all signage in SouthPark. Any signage for business identification or information communication must be submitted to SouthPark for review and approval prior to installation.

Replacing an existing sign (standard maintenance) with the exact same sign material, sign color, text and size, does not require the prior approval of SouthPark.

Retail centers with a multi-tenant sign do not need approval from SouthPark when changing one tenant name panel for another, if the material, color, font and panel size remain exactly the same.

 

Exterior

+ Does the SouthPark Owners Association require approval for alterations or improvements to the exterior of a building or building site?

The SouthPark Owners Association has a set of Development Guidelines that are designed to ensure a high-quality and consistent environment. Alterations and improvements to any building or building site requires prior, written approval from SouthPark.

 

Interior

+ Does the SouthPark Owners Association require approval for alteration or improvements to the interior of a building?

Unless the interior modification will alter the exterior, i.e. creating a new entrance door or adding windows as part of an interior remodel, no submittal or approval is required by the SouthPark Owners Association.

+ Does the SouthPark Owners Association require approval regarding changing the "use" of an existing building or the building site?

The SouthPark Owners Association has certain "Permitted Uses" as outlined in the governing documents. If your building or site was approved for a certain type of use and you desire to change that use, i.e., office to retail, retail to medical, retail to warehouse distribution, approval is required by the SouthPark Owners Association.

 

Parking & Circulation

+ Does the SouthPark Owners Association allow on-street parking?

On-street parking is not allowed in SouthPark, except in one specific location. You may park on the outer-curb side of the street on SouthPark Circle. No parking is allowed along the inner-curb at this location. All other on-street parking is prohibited and vehicles found parked on the street are subject to being towed by the City of Littleton. City of Littleton traffic laws apply.

+ Does the SouthPark Owners Association own and maintain the streets in SouthPark?

The SouthPark Owners Association developed the roadways throughout SouthPark, but the streets are owned and maintained by the City of Littleton. The City of Littleton is responsible for asphalt maintenance, striping, snow removal and other forms of road maintenance.

 

Utilities

+ Does the SouthPark Owners Association provide any utilities to buildings or the building sites?

The SouthPark Owners Association does not provide any utilities. These services are provided by Xcel Energy and Denver Water & Sewer.
